You contact us by telephone or complete our enquiry form on the Website.
One of our advisers will consider the best option which suits your
situation at the time.
If you are happy with our advice then we can arrange a meeting with you
to view the property and present a written offer to you.This is without
any costs to yourselves or obligation.
Once you are happy with the terms and conditions of our offer
we will handle all the paperwork.
The process can take 4-5 weeks on average to completion and then on
completion you carry on as normal by residing in the property.
We use standard Assured Shorthold Tenancy agreements which are used by
letting agents all over the country.
We would assess the average market rent in your area for properties
similar to yours, but will only charge the rent that you can
comfortably afford.The rent will be normally paid monthly in advance
but if you are claiming Housing Benefit then this will have to be paid
in arrears as per their policy.
We will normally fix the rent in the first two years of your tenancy
and after that period the rent will be reviewed on an annual basis.
You will be responsible for all your normal utility bills. I.e:
Gas/Electricity and Council Tax as before and the contents insurance. We
will be responsible for the buildings insurance. We can normally exchange within 24 to 48 hours if
your sale is urgent.
